# In Utica, a Quiet Land Assembly at a Lake Subdivision the Tax Roll Values at a Few Hundred Dollars a Lot

> A deed from three sellers named Hood to a single LLC tripped the Wire's new land-records feed. The paper trail behind it shows four years of buying at Spanish Moss Lakes, a platted lake subdivision outside Utica where half-acre lots list for $2,400 to $2,800.

On Monday, Sept. 28, a warranty deed from Anthony Kendall Hood, Arnold Robin Hood Jr. and others, and Howard Royal Hood to a company called Big V Investments LLC was recorded with the Hinds County chancery clerk, indexed at 0813-0801. The index gives no price and no acreage, and on its own the entry is the kind of thing that passes unnoticed.

It did not pass unnoticed because the same sellers appear once before. On July 7, 2022, three warranty deeds from Anthony Kendall Hood, Arnold Robin Hood Jr. and others, and Royal Howard Hood, indexed this time as Howard Royal Hood, conveyed land to Big V Investments, and the buyer recorded a deed of trust to Southern AgCredit ACA, a Farm Credit System lender, the same day. Four years later the county tax roll lists Big V Investments as the owner of 58 parcels, and this week the same three sellers recorded another deed to it.

What Big V has been buying is Spanish Moss Lakes, a platted lake subdivision outside Utica in southwestern Hinds County. The legal descriptions on the tax roll refer to Plat 6 and Plat 7 and to lot numbers past 270, which means the subdivision was laid out with hundreds of lots along streets named Lake Shore Drive, Julie Lane, Catfish Lane and Bass Road. The roll shows 104 parcels on Lake Shore Drive and 69 on Julie Lane; the owners on the first pages include individuals, a company called Tubbs Williamson Inc., and Big V, whose lots sit scattered among the rest.

The county values the lots at almost nothing. Two Big V lots, Lot 160 on Lake Shore Drive and Lot 272 on Catfish Lane, are appraised at $350 and $400 and assessed at $53 and $60. A parcel on South Ross Road in the name of Big V Farms LLC, lots 250 and 251 and the south half of lot 252 of Plat 7, carries a 720-square-foot mobile home built in 1973 and is appraised at $4,340. Listings in the subdivision at 0 South Ross Road ask $2,400 for a 0.49-acre lot with mobile homes prohibited, and $2,800 for a 0.48-acre wooded lot with electricity and water available.

The Wire has not spoken to the buyer, so its plan is not known. One reading of the record is the familiar one for old platted subdivisions: lots sold long ago to people who never built, titles that scattered through estates and tax sales, and a buyer now gathering them back. A deed with three sellers on it, one of them followed by 'et al' in the index, is what that kind of gathering looks like on paper. It is a reading, not a finding.

The rest of Big V's paper trail is mixed. Three weeks after the 2022 purchase, it recorded deeds out to Big V Farms LLC, to Lacys Legacy LLC, and to an individual. In December 2022 it deeded a tract of about 32 acres, 3.2 of them cultivated, to Spanish Moss Lakes LLC, and Southern AgCredit released part of its lien the same day. In January 2024 and January 2025 the chancery clerk's office filed releases against the company's name; the index does not say what they released. In May 2024 Big V quitclaimed something back to the three Hood sellers, an instrument commonly used to fix a description or unwind part of a deal, and this week's warranty deed from the same three may be the corrected transfer coming back around. The index does not say.

It also recorded a purchase outside the platted lots. A deed from Big Black River Holdings LLC for 80 acres on Brown Lane is dated April 27 on the tax roll and indexed May 4, 2026, again with a Southern AgCredit deed of trust. That parcel carries a 2,166-square-foot house built in 2025 and is appraised at $230,820, the highest-appraised parcel among those the Wire reviewed. In July it recorded a deed to Laceys Legacy LLC, which the index spells two ways.

Who is behind Big V is not stated in any record the Wire could reach. Its tax bills go to 2465 Reedtown Road in Utica, a parcel the roll lists under Scott O. Dooley; City-Data's list of active business entities in Utica shows White Oak Creek Farms Inc. at the same address. Big V Farms and Spanish Moss Lakes LLC receive their bills at a post office box in Metairie, Louisiana, which is the only link in the record between them. The Secretary of State's business search refuses connections from the Wire's systems, and the Wire did not attempt to contact anyone connected to the company before publication.

Utica had 636 residents at the 2020 census and is best known for the Hinds Community College campus that began as Utica Normal and Industrial Institute in 1903. No one should read this as a coming boom. Read it instead as a small, precise example of how land changes hands in the county: not at a groundbreaking, but in a deed index, when one buyer starts showing up on the same streets again and again.

What's next: The deed itself is on file at the chancery clerk and will show the acreage and any stated consideration; the tax roll will show which parcels moved when it updates. If Big V records a new plat, or lots in the subdivision begin closing at the listed prices, that will appear in the same index, and the Wire's land-records feed will flag it.
