Westland Plaza’s $11.8 Million Sale Closed a Year Before It Was Reported. The Buyer Is Still Unnamed.

Stirling’s own case study dates the Westland Plaza closing to October 2025, and the deal nearly collapsed. A year later, no deed, permit, or lease filing names the new owner.

The $11.8 million sale of Westland Plaza was reported in December 2025 as a fresh transaction. The seller’s own account puts the closing two months earlier, and says the deal fell out of contract once before it got there. A year on, the public record still does not name the buyer.

Stirling Properties, which represented the seller, published a case study dated Oct. 1, 2025 titled “Stirling Closes Sale of Westland Plaza in Jackson, MS” (stirlingprop.com). It describes “investor skepticism about the Jackson market” as “a major barrier to generating competitive demand,” and adds that “after initially securing a buyer, the deal fell out of contract and risked collapsing entirely.” The firm says it drew five qualified offers from regional and national buyers and revived the contract by re-structuring terms.

The brokerage announcement came later. Legacy Realty Group Advisors, the New York firm that represented the buyer, posted its “Just Sold” notice on Dec. 9, 2025 (legacyrg.com), and trade outlets Shopping Center Business and REBusinessOnline followed on Dec. 12, 2025. Those notices name the brokers, Jacob Baruch, Daniel Baruch and Ari Warshaw for the buyer and Beezie Landry and Justin Langlois for the seller. None names the buyer itself. REBusinessOnline states that “both parties requested anonymity.”

The Wire found no recorded instrument in the Hinds County land records index naming Westland over the last 60 days, and no city permit, site plan, or zoning notice for the center in the notices posted since Sept. 27. That is a limit of what was searched, not proof that no deed exists; the deed would have been recorded around the closing, which Stirling dates to the fall of 2025.

Two numbers in the record do not line up, and both matter to anyone underwriting west Jackson retail. Stirling’s case study says the property closed at “a low double-digit cap rate.” The Wire’s August story, working from the Stirling listing page, reported a 9 percent cap rate. At a 9 percent cap, $11.8 million implies about $1.06 million of annual net operating income; at 11 percent it implies about $1.30 million. The gap is roughly $240,000 a year, or about 23 percent, and it is the difference between a center that is holding its rents and one that is not.

The tenant roster has moved since the sale. Stirling’s 2020 release listed Walgreens as an anchor alongside the grocery store. The current NAI UCR Properties listing for the center names Grocery Depot, Planet Fitness, Oak Street Health, Family Dollar, Rainbow and Walgreens, and adds the parenthetical “(not a part),” meaning the drugstore building is not part of the offering. Oak Street Health’s Jackson West clinic, at 911 Bobby Rush Blvd., sits at the northwest corner of Bobby Rush Boulevard and Robinson Road, the center’s corner, and the company’s own release dates its first Mississippi center to November 2020.

The leasing picture is the clearest signal of what the new owner inherited. The NAI UCR listing, updated Sept. 28, 2026, shows six spaces totaling 30,062 square feet available at $8 to $16 a square foot per year, triple net, with one space as small as 1,434 square feet available immediately. Against the 214,281 square feet the brokers marketed, that is about 14 percent of the center on the market, consistent with the 83 percent occupancy the sale was priced on. The same listing gives the property size as 234,177 square feet, a 19,896-square-foot difference from the marketed figure that the listing does not explain.

The price works out to $55.07 a square foot on the marketed area, or $66.33 per occupied foot at 83 percent occupancy. For comparison, the same trade publication that covered this sale reported Newmark’s sale of Highland Village, a 217,589-square-foot center at 4500 I-55 N., in the same Mississippi news feed. Westland’s buyers paid roughly a quarter of the per-foot price of that north Jackson center, which is the market’s verdict on the corridor in one line.

What’s next: the next public trace of the buyer will be the recorded deed and any deed of trust at the Hinds County chancery clerk’s office, which maintains a general index and sectional subdivision index through the county site at co.hinds.ms.us. The next trace of the owner’s plans will be a building permit or a Planning Board or Board of Adjustment item for 2590 Robinson Road, posted with the city’s agendas at jacksonms.gov. The City Council’s next regular meeting is Oct. 20, 2026 at 10 a.m., and its zoning meeting is Oct. 19, 2026; neither posted agenda reviewed for this story lists a Westland item. Leasing questions go to Allen Carr of NAI UCR Properties, whose contact is listed on the center’s listing page.
